The History of the Acre: From Medieval Farmland to Modern Real Estate

The acre began in medieval England as the amount of land a yoke of oxen could plough in a day, formalised as one furlong by one chain — 220 yards by 22 yards. Statute law fixed it at 4,840 square yards, or 43,560 square feet, and the 1959 international yard and pound agreement set it at exactly 4,046.8564224 square metres.

Almost every unit in the imperial system started as something a person could do or carry: the foot, the hand, the stone. The acre is the clearest surviving example of that logic applied to land. It is not a shape or an abstract quantity but a description of work — how much ground a farmer with a team of oxen could turn over between morning and evening.

Nothing about it was designed. Its dimensions came out of how far a plough team could travel before it had to be turned, and they have outlived the oxen by centuries: the acre is still the unit written into millions of property deeds on both sides of the Atlantic.

Where does the word acre come from?

Acre comes from the Old English æcer, meaning an open field or a piece of cultivated land. It has close relatives across the Indo-European languages — the German Acker, the Latin ager, the Greek agros — all carrying the same sense of tilled ground. The word described what land was for long before it described how much of it there was.

For much of its history the acre was not a fixed quantity at all. It meant a working field, and only gradually came to mean a particular area of one. The older sense survives in phrases such as "God’s acre" for a churchyard, where no measurement is implied.

The work of a day

The measured acre grew out of the open-field farming of medieval England. Ploughing was done with a heavy plough drawn by a yoke of oxen, and the natural unit of agricultural work was a day. The area a team could plough between sunrise and sunset became the practical unit of land.

It follows that the earliest acres were approximate and local. Heavy clay took far longer to break than light soil, a slope slowed the team, and the number of animals in the yoke varied. What the measure recorded was effort, not geometry. Two fields each called an acre could differ noticeably in size and both still be reasonable descriptions.

Land was held and taxed in these terms. A tenant’s holding was described by the strips he worked in the common fields, and those strips were acre-sized because that is how ploughing was organised. The unit and the farming system produced each other.

Why is an acre long and thin?

The acre’s original shape is the part most people find surprising. It was not a square. It was a long, narrow strip one furlong in length and one chain in width — 220 yards by 22 yards, a ratio of ten to one.

The reason is entirely practical. Turning a plough team is slow and awkward, so ploughmen made their furrows as long as they sensibly could and turned as rarely as possible. A furlong is literally a furrow long: the customary length of a furrow in a common field before the oxen were brought round. The width of the strip followed from how much of that length could be finished in a day.

The consequence is written across the English landscape. Many old field boundaries, and the ridge-and-furrow corrugations still visible in permanent pasture, follow acre-shaped strips. The unit did not describe the land; the way the land was worked produced the unit.

The acre records a day of ploughing, not a shape of ground. Its dimensions are the dimensions of the work.

Gunter’s chain and the arithmetic that followed

The acre became genuinely usable for survey work when Edmund Gunter, an English mathematician, introduced a measuring chain of 66 feet — 22 yards — in the early seventeenth century. The chain was made of a hundred links, so a surveyor could take readings in decimal fractions, and its length was chosen so that the traditional units fell out cleanly.

  • Ten chains make a furlong, and eighty chains make a mile.
  • Ten square chains make an acre — the long strip of one furlong by one chain, rearranged.
  • A square mile contains 640 acres, so a quarter of a square mile is exactly 160 acres.

The chain reconciled two things that do not obviously go together: a decimal instrument and a system of units built on no consistent base. Surveyors measured and recorded decimally, then divided to reach acres. Gunter’s chain remained the standard tool of English-speaking land survey for the better part of three centuries, and the word survives in surveying and in cricket, where the pitch is one chain long.

Statute law, and the acres that ignored it

A medieval English statute, the Composition of Yards and Perches, set out the chain of definitions that fixed the acre: barleycorns to the inch, feet to the rod, and an acre of forty rods long by four rods wide. Its exact date is uncertain — estimates run from 1266 to 1303, and it is sometimes attributed to the reign of Edward I — but the definition it records is the statute acre, and it is the one that survives: 4,840 square yards, or 43,560 square feet.

Statute and practice were not the same thing. Local acres persisted for centuries alongside the official one, and several were substantially larger. The Scottish acre and the Irish acre were both bigger than the English statute acre, and there were regional English variants, the Cheshire acre among them, that a buyer needed to know about. A deed that said "acre" was not self-explanatory until you knew where the land lay.

Unifying the acre took a long sequence of weights and measures legislation rather than any single decision, and the local acres lingered in conversation well after they lost legal force. This is the recurring pattern with land units: the legal definition changes quickly, the habit does not.

The acre crosses the Atlantic

English settlement carried the acre to North America, the Caribbean, southern and eastern Africa, South Asia, Australia and New Zealand. In most of those places the acre eventually gave way to the hectare. In the United States it became structural.

After independence, the United States laid out its western territories on a rectangular survey grid. Land was divided into townships six miles square, each containing thirty-six sections of one square mile. A section is 640 acres; a quarter-section is 160 acres; a quarter of that is 40 acres — the origin of the American expression about the back forty.

Those numbers shaped ownership directly. The homestead legislation of the nineteenth century granted claims of 160 acres, precisely one quarter-section, and the resulting pattern of quarter-section farms is still visible from the air across the Midwest and the Great Plains. Because legal descriptions in deeds refer to sections and quarter-sections, the acre is not merely the customary American unit. It is the unit the property record is written in.

How did an acre end up as 4,046.8564224 square metres?

The acre’s final definition came from an agreement that was not about land at all. In 1959 the standards bodies of the United States, the United Kingdom, Canada, Australia, New Zealand and South Africa agreed a common definition of the yard: exactly 0.9144 metres. Since an acre is 4,840 square yards, fixing the yard fixed the acre, at exactly 4,046.8564224 square metres.

That is the international acre, and it is identical in all of those countries. It also means the acre is now defined in metric terms, so conversions between acres and hectares are exact rather than measured: one acre is 0.404686 hectares, and always has been since 1959.

The United States kept a second version for a time. Its survey records rested on a slightly different foot, so it retained a US survey acre for legacy survey work. The difference is far too small to matter for an ordinary parcel and only becomes visible across very large survey distances, but it was real enough to concern surveyors. It was formally retired for most purposes in 2023, leaving one acre in general use.

What survives, then, is a unit sized by a day of ploughing, shaped by the length of a furrow, made measurable by a seventeenth-century chain, standardised by medieval statute and pinned to the metre by a twentieth-century agreement between six countries. It is not tidy. But it is exact, and it is written into the deeds of a great deal of the English-speaking world, which is why it is going nowhere.
